Yep it seems it was an inputting error 
all of this worrying could and should have been avoided! EAs are useless!
Not 100% on the details as a whole until I get it back from the solicitors but there is a ground rent of £12 per year to pay. Seems to the previous land owner who made a deal when the houses were built!
Either way, happy now!
