Advice on hardware update

Hello all,

Came here in 2013 asking advice on my first PC build, now I'm wondering what I should focus on updating. My main focus is having stable gaming FPS. I'm currently playing Planet Coaster on Ultra settings and I'm getting around 25-30FPS when I'm building a new park but when it starts getting populated with content....the frames usually drop to 8-10FPS.

Personally think I need to update my graphics card to improve the FPS, but not too sure? Budget wise not sure yet but my goal is not to spend too much if its possible!

Current PC Spec:
CPU: Intel Core i5-3570k 3.4GHz
Memory: Corsair Vengeance 16GB (2 x 8GB) 1600MHz DDR3
Graphics Card: Gigabyte Radeon HD 7870 2GB
Storage: Kingston V300 120GB SSD & WDC WD10EARX 1TB HDD
Motherboard: Gigabyte Z77-D3H - Intel Z77 Chipset

You can totally revitalise your rig and run with the big boys for very little outlay.

Get a decent third party cooler and clock your CPU to 4.3GHz+ and combine it with a GTX 1070 (you can buy these as low as £335 if you shop around) you'll then be able to play most games on ULTRA even at 1440p with minor tweaking. If you're playing at 1080p then you will just set to ULTRA and play. TBH, I do this at 1440p in most games...

You already have 16Gb of memory which games are utilising even more - so it's a relatively cheap upgrade and you'll be amazed at the performance boost - I pseak from personal experience (2500k @4.5Ghz, 16 Gb memory and MSi GTX 1070 Armour OC).

Easy upgrade - cheap and no downside.

Cheers for the advice, never got round looking into a proper cooler for my CPU to over clock it. Any recommendations what i should be looking for in a cooler? Don't want to over pay ;)
