Advice on 'Property Inspection'

I am currently renting a place and I received a letter saying on the 18th March I will be having a Property Inspection. If I am not present in the property, they will enter the house with their own set of keys...Can they legally do this as it's it classed as breaking and entering without our permission, obviously they won't be breaking in but surely they can not do that...Also, what do they check for when they come round? Never had a property inspection before...
 
Yes, they can enter - it should be somewhere in your tenancy agreement. They should give reasonable notice (usually defined as at least 24 hours) unless it's an emergency.

They are just checking that you haven't damaged the place.

Not really.
When you eventually decide to move on you will need to show that you've cancelled the broadband service so the owner of the property isn't slapped with an unwanted bill.

Other than that nothing to worry about as surely "having broadband put in" was a simple flick of the switch at the exchange and no building work.
 
Property inspections are normal and will almost certainly be in your tenancy agreement.

Just tidy up and clean tbh - you're only borrowing the property so the owners just want to make sure you're treating their place with the respect it deserves.
 
Whenever we've had one it's been a quick 5 mins look around to make sure there are no holes in the walls, mould growing out of the floors, or rat's nests in the corners.

In other words, as long as you have been looking after the place, there's nothing at all to worry about.
 
if you are worried about someone being in your flat 'unattended' you have the right to reschedule it to a more convenient time - but legally they only have to give 24 hrs notice (that needs no reply communication from you) to enter the premises.

they'll just be checking to ensure you haven'`t broken anything major, and aren't sub-letting it out to 56 immigrants.
it's a great chance to get any problems you have with the place sorted.
leave big notes around pointing out damp / cracks / things that need fixing.
 
And nowadays making sure that you've haven't converted the entire place into a hydroponics get-up. Or if you have, then making sure the landlord gets 25%...

Most check are very quick and simple. It takes less than 30 seconds to have decided that the tenant is acting reasonably. the rest of it is proactive, trying to spot maintenance issues before they become costly to everyone - my favourite is dodgy seals around showers. It also gives the management company a chance to scrutinise the standard of work being carried out by the jobbing contractors sent round for ad-hoc repairs. There's no way that these caqn be checked on individually so the management inspection is an ideal time.
