Advice regarding installing boiler in room at end of garden.

Hi guys,

To sum it up, my bedroom is a garage conversion at the end of my families garden. We have the funds now and want to install an ensuite in here as well. Originally, the plan was to run water and waste pipe down here and install an electric shower (made a thread about it). My dad spoke to his guy, and he said that he is actually able to install a gas line underground running to here, install a combi boiler and provide me with a shower, hot water as well as central heating.

Is there any problems with the second option? This would obviously be more ideal with central heating for winters however the idea of running a gas pipe under the garden to here kinda freaks me out! Is it as simple as it sounds or is there difficulty in doing so? (Not DIY of course)

No it's fine as long as it's done properly which should be yellow gas pipe at the correct depth with cable marker tape over the top. Might even be worth the anti dig warning tape the utilities companies use.

I'd terminate in proper box with valves as well so you can isolate the system.

Obviously a Gas Safety Check yearly and a carbon monoxide alarm is a no brainer.
 
Is this classed as a separate dwelling? If so, how does council tax go about?

You could get the regional gas network to install the gas pipe with your own gas meter.
 
Have you got building regs/planning permission? Assuming this is a self contained dwelling with sanitation, not just an out house like a pool house/gym you should need planning permission, unless you have it already.

This will effect all sorts of things from the boiler being registered for the gas safe/building regs certificate through to the validity of your house insurance.
 
It isnt a seperate dwelling, it has been there for years and was originally used as a cinema room and then we basically added a bed to it and now want a small ensuite so in other words its just one big room which will have a toilet and shower in it. I am almost certain a dwelling includes kitchen!
 
Sounds like it is verging on being a dwelling. Either that or one of those converted sheds to house illegal immigrants. :D
 
Well surely that would mean all detached garages with a toilet facility would be defined as a dwelling? ;) It was either this or my old 9 feet by 8 feet single bedroom!!:(

Houses in the old days had ootside nettys (some still do) that doesn't make it a dwelling. Adding a bed, bathroom and central heating is getting there.
