Airbnb, does anyone host?

I've just bumped into 3 Chinese people at the front door of my close, looking for an 'Alex' (which confused the hell out of me, an Alex!). Anyway, I gathered it was an airbnb job and someone in the block was renting their flat out. Right enough, I've found two listings and recognise the host. He's only charging £30 a night, but where I live that seems reasonable.

I've currently got a friend staying with me for a couple of months, but once he goes I'm really considering it. Seems like a bit of easy money - my mortgage is only £350 a month so whilst I don't want people staying every night, I could easily do a few a month and make a couple hundred pounds!

I'm a big fan of using airbnb but haven't thought about hosting before.

Anyone with any stories/tales/experiences? It would be interesting to know how much they take off, any horror stories and how Airbnb have helped with it.

(PS, there's a referral system; so if anyone wants to sign up (to stay, rather than to rent out a room) let me know and we can both benefit!)

I've let out rooms in my house before. Never again.
I've been lucky with decent lodgers in the past and am about to do it short-term for the final time as a favour for a friend. I just don't like sharing my home tbh:

- No having a poo with the door open
- No walking around naked
- Awkwardness with any overnight "guests"
- Peoples' quirks and habits start grinding on you over time
- Likely loss of peace & quiet

I suppose AirBNB will allow you to do very short term so any annoyance isn't prolonged. I'd only consider it if I was desperate for cash.
 
Not my cup of tea letting out rooms, like my own space to much, my parents did it with foreign students in the 70s and 80s we lived in 6 bedroom house so was a good money spinner at the time.
 
I’m considering renting out my whole place when I’m away and just locking all my personal stuff in the master bedroom so would be interested to hear about those that have done this...
 
Do you have to declare the money you charge?
I would think it depends
If you own the property is there not a rent a room tax allowance?

If you rent or you are Airbnb-ing thewhole place I would say yes?
 
There are multiple allowances you claim this under depending on the income. Anyone just doing it on the odd occasion isn’t likely reach the limit at which they need to pay tax.

Insureance and mortgage terms are something else, but most don’t care about that.

I know a guy that used to rent out his boat on airbnb. He had no insurance, guests left something on that caused a fire and burned the boat down. Airbnb compensated him enough to get a nice 14m Yacht.

Edit: the allowances deal with renting a room not the entire property.
 
Also I think you would have to be extremely careful about your contents insurance effectively being invalidated by this.
 
What happened?

People, in general, are disgusting. I mean like properly, properly rank. I can afford to not do it if it means I get to keep my house to my standard (which isn't even that high, but higher than many of the folks who stayed with us).
