you're an Edge case but for high fps gaming at non 4k - no brainer 9800x3d - if gaming at 4k you might aswell buy a 7700x used for like £150..... same fps for - £150.... by that logic

It's not really, if you ignore the silly recent price hikes to the 7800x3D (Which was as low as £310 2 months ago) it's comparatively terrible value if this is sold as a £500+ cpu.
I agree price/value is not the greatest. But this is now an Intel 2017 situation, they will price it as high as possible. Still, it’s a CPU that can last 5-6 years easily.

Also I am getting a 5090, so many just stick with this.
