Looking for some quick advice/sense check as I'm between a rock and a hard place with my solicitor and the Help To Buy loan administrator.
Long story short, I've paid back my HTB equity loan in cash with my solicitor sending monies across on the 9th June. Since then it has been radio silence from my solicitor and I only know the process hasn't finished correctly because I'm still getting interest charged via Direct Debit. Speaking to my solicitor (who has been useless with communication), they're claiming they've not received a sealed DS1 document from the loan administrator to remove the charge from the land registry. I finally managed to speak to someone from the loan administrator today via the phone, they've claiming the opposite - they should have received a completed DS1 template from my solicitor and they request a electronic discharge from the land registry.
Who is correct? I've asked me solicitor just now but wanted to check as my solicitor seems useless, a Partner at the firm had to correct the Conveyancer on my case as they were talking about receiving a memorandum of staircasing and not a DS1. So I don't have much faith in them actually knowing...
Oh and if it helps others. The whole HTB Loan administration has gone to pot! It appears Homes for England have given a contract to administer the loans to a new company after the 5 year contract with Target HCA ended some time in June this year. MSE forums are full of nightmare reports of people's property transactions falling through because of not getting authority to complete from the loan administrator. To resolve my above issue, I've tried calling four or five times, been in hold for an hour where the line then cuts out and I've not received responses to emails despite their automated phone line message saying emails will be responded to in 10 working days. So a word of warning to try and resolve any HTB transactions such as selling a property with a HTB loan against it, early.
