Any "Must haves"/ "Must avoid" these days in Building a PC

Hi Guys. Going to be building a PC for mostly Streaming/recording games for my sons use and then running big Poker solving simulations. Haven't built a PC since 2014 and haven't really stayed up to date on components etc.
So as the title suggests are there any must haves/must avoid these days?
One more question is there still a way to get a free upgrade from Windows 8.1 >>> Windows 10? As I still have a windows 8.1 OS disk that can be used on another PC.

The only must have for me would be a modular power supply to keep cable mess to a minimum.

As for Windows not sure but you can legally use win 10 unactivated if it doesn't work any more ( the upgrade path I mean )
 
While officially ending free upgrade offer long time ago in practise it has been working after that.

Lot depends on budget.

But there's no sense to pay huge per GB extras for NVMe drives.
There's very little real world loading time differences between "lot faster" NVMes and "slow" SATA SSDs:

Corsair MP510's GB price is hence maximum what is sensible to pay.

Also considering hardware of next-gen consoles would consider 8 cores/16 threads as starting level for what survives many years.
Especially if there's going to be background tasks like voice chats/streaming etc.
