Asus dsl-ax82u help

Hi,
After reading through some posts on here and elsewhere, I decided to upgrade my sky setup to an Asus dsl-ax82u modem and router. Prior to that I had BT WholeHome which was constantly flaky at best. I live in a 3 floor town house, new build so no thick stone walls. This morning I configured the Asus and it's all working fine. Internet is Sky Superfast Broadband. On the top floor, using a mobile wifi speed checker, I was hitting 73 Mbps download and 17.5 upload speeds. After a few mins the speed dropped to 4 Mbps download.
Couple of questions, what would cause such variance and are there any settings I can tweak in the settings of the router to help?

Sounds like you need a wifi mesh system to be honest. The speed difference could be down to one test hanging onto 5ghz while another test it's dropped back to 2.4ghz.
 
Just to update - the speed has since been good but there is one room in the house that gets hardly any signal. Can anyone recommend one router to add to my existing setup? Ideally plug and play
 
Have a look at the little ASUS XD4 box, its an AI-Mesh node which can be added to the existing network quickly and easily, then place it somewhere between the main router and the room with poor signal. Its not going to set the world on fire from a speed prospective, but its quite cheap (on prime special today and tomorrow) and works well. Its also pretty small so easy to position around the house.
