Bargain on i7 8700k

New i7 8700k is for £303 right now
is it wort buying considering that im not upgrading but going with a new build. I am using cheap laptop right now.
Or should I wait for the release of 9th gen ? I really like the price on i7 8700k though
Please let me know what are your thoughts

Rig will be used for gaming primarly.

Would it be wise to wait for the release of 9th gen and buy used i7 7700k for cheaper?
I really won't make use of more than 2 cores in windows anyway.

I think I will go with used ryzen 5 2400g for up to £100 and place it in a premium motherboard and then upgrade to zen 2 or zen2+. It seems like the best idea right now.
