Best free self hosted chat server/client

Any one have any recommendations for a free self hosted chat server similar to Slack?

I was looking at Rocket Chat and Mattermost.

Rocket chat looks good, but not sure if free.

It looks free as long as you are not using the cloud version.

I found mattermost to be quite glitchy - not a fan. Out of interest what features are you interested in that IRC doesn't support?
