Best "Tycoon" Games?

Sid Meirs Sim Golf is good for a light hearted giggle.

Quality game, and good fun being able to play around the course you create (albeit in the most simple way possible).

Bullfrog make some good tycoon games, theme park and theme hostpital, I reccomend dungeon keeper 1&2 as well from them, though its more of an rts.
