So my new house turns out to have a fault with the boiler. It's a warmflow combi and situated in the garage. I discovered it was low on pressure so I adjusted it up to 1 bar. That was fine. I then noticed a leak around the boiler base. Not a big leak but I guess this is how it was loosing pressure.

I called a engineer who inspected it and said the main boiler chamber is leaking. £1950 to replace the system with a grant condensing boiler and a pressurised hot water tank, as he said this would be better and cheaper than replacing it with another combi.
I got another guy to check it out too and he said the same, boiler scrap.

It's 1999. So had a fair life. I know nothing about boilers though, can anyone advise a bit more ?
 
just fit another combi boiler, if you want lots of hot water at multiple outlets get a 28 or 30kw boiler..

should cost you around 1500..
 
Get a few quotes for the repair. Some engineers are a bit quick to recommend a replacement rather than a repair.

I'd only use a combi in an apartment. If it's a house if definitely look at not installing another one.

We just aren't allowed by housing associations to install combi boilers in anything but 1 or 2 bed flats. Their on going maintenance costs for combi boilers is huge.
 
Most defiantly what your first guy said then. Condensing boiler and a megaflow.

I paid £1,600 for a new condensing boiler, tank and all the associated controls, timers and bricking up the flue. However that's a favourable rate. 4 bed semi with 2 bathrooms.
