Budget mb+r5 7600 or mid range mb+ i5 12400f

Because of budget, I have two options. To get a budget £100-120mb and the ryzen 5 7600, or a mid range £140-160 mb and the intel i5 12400f. I want a pc that will last a long time, and it will be at least a few years until i upgrade my cpu/mb. What should I go for? I want to game in 1080p and 1440p (7700xt as gpu) and do things like blender animation and 3d modelling.

If I was to go with the 7700xt, I’m not looking for high end animation, so would it still be sufficient
