Building a Cheap Gaming HTPC

I want to build a HTPC that's capable of playing games like F1 2010 and MW2 while also being able to do HTPC duties. I plan on gaming at 720p with medium to high details and watching movies etc. at 1080p.

My Budget is £400 and i already have a Antec Fusion Max Case, Windows 7, Hard Drive, Optical Drive, Mouse and Keyboard. I plan to plug the HTPC in to a HDMI port on my Onkyo receiver so the Video Card must be able to carry sound over HDMI.

My first idea was to buy a 2nd hand Q6600, 775 Motherboard, 4GB Memory and a Radeon 5770. But i then did a bit of research and came up with the spec below.

Would this spec be better or on par with a Q6600 system of similar value second hand?

Any recommendations or tweaks welcome

No, it's much hotter and noisier. Either go with the 5770, or get a 460 and go for aftermarket cooling, the choice is yours really.
