Building a house

Hello, has anyone every built or had someone build a house for them? I have just got some land which has enough room to build a 4/5 bedroom house with space for a garden as well.

I was just wondering if it would be worth actually building on it (and the costs) or if I should just sit on the land for the being?

speak to property agents, they will tell you what a property of that size could be worth. Balance that up against your costs = your answer
 
If you have got planning permission its really worth doing if you have the cash to do it properly. Also you will make a decent profit. From what I remember there is no VAT to pay on private self builds.

yeah I'm 90% that you don't pay VAT on self builds

The land is in Caversham in Reading.

It has been given to me by my Auntie. She has a back garden which could fit a 5 hole golf course.

my grandad has just sold some land to a developer, they are going to build 250 houses, tescos a school and a police station. went for a pretty penny i can tell you!

I would like to live on it. It's in a very nice area very quiet and peaceful and only a 15 minute drive into the town center of Reading.

I just need to find out costs and things first of how much it costs roughly to build a decent sized 4 bedroom house.
I am only 21 but I do have a decent amount of money saved up and my parents have offered to help me out with the rest for the time being.
 
im sure you can mortgage against the build. especially nearthe centre of reading, easilly in the commuterbelt for london, easy to get a large some of money and you can pay it off over a short term.

i know of a friend who build his for 45k but it was fully furnished by then and he built it himself.

dont really no about costings mate, go speak to an architect, are you going to project manage or let an experienced person do it?

When you have worked out a budget always at at least 10% to it to cover unforseen problems. ( They WILL happen)
 
Yes it is definatly worth doing. You can claim the vat back and also if you live in it for at least six months you can sell it on and any profits made are tax free.
The best thing to do is go and see a good architect who will be able to design it and usually give you an average m2 cost to build in your area which will give you an idea of the costs.
There are two ways you could do it either get a builder to do it for you or even part build such as put the shell up, roof etc and then you finish it off, plastering, electrics, gas etc or manage the whole lot yourself which is what I did. This could be extremely difficult if you have a full time job, I was lucky I'm self employed so had the time to run after it.
My advice would be go and talk to a local architect they will know your area and will give you a lot of advice initially for free.

Its been a few years but 100k will build you a very nice house. If you want to sell the land email in trust :)
 
Simmz you are 21 and you have land to build a house on in Caversham! How jealous am I!

Caversham is indeed a very nice area, VERY expensive houses but not exactly home to the young professionals, more almost retirment semi-rich people.

Edit: And if you wanted to sell it I would buy it off of you, however I assume its worth a small fortune!

I always fancied this, but heard some horror stories, I still think its what I will end up doing when I want my house, if you can mortgage against a build that is! why live in someoneelses house, when you can build your own exactly how you want it!
 
if you go to your local wh smiths theres a couple of mags that deal with self builds, and if you google self building homes theres a few sites as well, the other thing is if you will be haveing workers come onto your site to do the building rather than do the work your self you may need some liability insurance incase anyone gets hurt and decides to sue you?

I will probably let someone experianced do it. I don't think I would have the time myself to do it.
 
Okay, well thanks all. Just wanted to get a rough idea before I rush into anything. Going to research it all over the next few months and hopefully get cracking on it early next year.
 
I'm so jealous, we're trying to find a plot (casually at the moment) and can't find anything suitable at all.

Might hire a helicopter for an hour and check out the area for big gardens I could offer on.

Or better still, google maps.

Its really hard to find anything, do you know any good websites?
