Business IM software

We're looking to implement a business-only IM system across our domain that provides a basic IM facility and that logs the chats on a centralised server? We don't want to use MSN / ICQ etc, because it would be more of hinderance than a help if they were able to chat to their mates over the internet

Does anyone know of any low cost / free solutions to this I would be most happy

Novell Groupwise, but I'm sure this is pretty expensive.

What about setting up an IRC Server? Not ideal, but doable.

Looking for something a little more lightweight than Office Communicator, and something a lot more cheap than $10 a user.

That would end up costing us the best part of a grand... not really that great for just an IM facility in and around the office
