Hey now, im looking to sell my house and due to my distaste of estate agents i was wondering if its possible to do this yourself without an agent, and if anyone has any experience of doing so? I thought it might be handy to have a tread with this info if you can

Yes, but you will 'Energy Performance Certificate' before you can, plus a valuation if you can't work out a price.

Others on here with more experience of this.

There loads of sites around for selling your house privately like Rightmove,Prime Location, Zoopla for a one off fee.

What i was thinking is everyone who buys a house goes on Rightmove, so if you're on there your doing basically what the agent would do?

We sold our house in 4 days using an online agent, total cost : £190 including EPC.

As others have posted. You need to be an Agent to sell on Right Move etc...
Going the online agent route is the cheapest way to get your house on the property sites.

I'm currently using eMoov to sell my property and I really like the concept of the offering but it's been tough so far but that's generally due to the housing market rather than eMoov themselves.

I paid about £370 after using a discount code and this provides listings on all the major property websites (rightmove, zoopla etc) including a premium listing on rightmove for 12 months. They end someone to take the pictures (the pictures were rubbish), measure up and create a floor plan. This was done in about 15 minutes.

You have to be aware that they won't do any work on your behalf, they won't be chasing a list of perspective buyers on their books but instead just handling enquirers generated from the property websites.

If you can sell your house using them (I haven't yet) then you can potentially save thousands of pounds but they don't have the regional expertise a local estate agent would. As such, you have to do a lot of the ground work including writing your listing, show people around (I would do this anyway as I'm best placed to sell the property) and I chose to take the pictures myself using a DSLR.

I'll report back once my sale progresses but similar houses in my area are not selling either.
