changing a flat roof to a mono pitch?

Hiya,

I bought a house last year that has a converted garage sticking out of the front with about 5 feet of flat roof.

The old garage has been split into 2 rooms, one a utility room and the smaller front part a boot room. This small room is the part that sticks out from the front of the house with the flat roof. Over the winter it got so cold in their that the window would freeze etc. The roof looks pretty ropey and I'm just beginning to look into whether I could convert it to a mono pitched tiled roof.

Would I need planning permission? No-one else has done it on the close, would this be a problem?

The thinking is that I can insulate it properly and also the rain run off will be better as it won't sit on the flat roof as it currently does.

I've dealt with something similar. My flat roof over my garage, I've converted 3/4 of it into a man cave, I had 75mm solid insulation laid over the old felt then breather layer and a three layer bauder system on top, I then bought new taller plastic fascias to suit. The roof had a 25 yr guarantee and then I added 100 mm rockwool to the underside and then plasterboard and skim, the only negative is there isn't enough head height to insulate the floor do I went with a 28mm screedboard by selecta and a good carpet.

If you change to pitch you will also be adding more weight with the tiles and also a different type of load of which you may want an engineer to look at first. A pitched roof will look better and last longer and be easier to sell as people have an aversion to flat roofs

To replace the flat roof no, to change to pitched probably yes but it could well be no depending on area and what had been done already, give your local planner a call and meet him / her at your house it is all very 'on its own merits' decision there is no strict guide

If I've picked you up right the garage sticks out to the front of the house but is still attached to the house?

Since you're changing the external appearance of the property and presumably it faces the street then the chances are that it will need planning permission.

But saying that, it may depend on the planning officer / council as they may have different guidelines / restrictions in place. Speak to them and if possible include a photo of what you plan to do.
 
Yep the garage comes out of the front of the house. Kitchen next to it and a bedroom above it.


Most of the rest of the houses have extended theirs and converted them to part of their kitchens but all with flat roofs.
 
TBH i wouldnt bother, just get a new fibre glasss flat roof
ive had ours done for 3 years now and i see no reason why it shouldnt last a long long time .
 
I redid mine when the existing looked ropey, ripped all the felt off and just left the old boarding. Then built a new roof frame that only used the side walls for support.

Used that 20 year two part felt from Wickes, the one with the thick rubbery underlay.
I also used a much steeper run off angle than normal, it stops mould growth I reckon, roof is still clean now 10 years on.

In hindsight I think I would have removed the old boarding and relaid the ceiling underneath (horrible cement asbestos tiles were used originally)
 
i've just been out looking at the front of the house and I don't think a mono pitch will suit it sadly.

Would I be able to replace the flat roof with a slightly angled forward roof and add guttering so I don't have a standing water problem?

I can also insulate it better while I'm at it.
