I have just finished with a new build and have installed the following motherboard drivers (Audio, LAN, USB and SATA) but what is chipset driver and do I need it?

The chipset drivers support the motherboard chipset implementation. They may be installed as part of a windows OS if it recognises the board, so no, not strictly required. Generally I only install the Lan drivers to get on the internet and then if windows does not sort the hardware correctly, I will install additional drivers myself.
I have these exclamation mark in Device Manager under Other devices which I'm wondering is it related to chipset driver that I haven't installed?
