contact management software

does anyone have any recommendations for database software to manage contacts and new leads. Its ideally for property so we can match properties to clients and stuff like that.

Overtime I would like to make my own using MySQL and PHP but I just wondered if anyone used a good contact database software or recommend one.

Sage ACT! 10 is what we use. It has SQL database but is not not the web. If you want web based then I'm not 100% sure.

Act 10! is very good, I use that in my business - links easily enough with Word, before version 10 I believe that it was not compatible with Word.
I have used Maximizer in the past which is also good.
