converting .avi to dvd

Well, firstly i tried to burn a dvd from a .avi file using nero. But there was a massive lag in audio about 5 minutes into the dvd that just gets worse and worse.
Next i tried to follow the instructions on this site:

But still, massive latency, even worse now, in fact. about 1000x worse.

So, here i am, begging the help of fellow OcUKers.. What do i use and how do i use it?

Righto.. I tried to extract the audio with virtualdub and convert it to cbr, then re-mux, but i think i went wrong somewhere because i changed a few of the video options as per the link in my OP. Maybe i shouldnt have mhh. But yah, at the moment im trying this:
Converted avi to dvd in windvd, then wnt into nero make new dvd bit and then it asked me if i wanted to convert it all to ntfc (i think?, as aposed to PAL) and i declined. Then it srated to 'transcode steams', though why i dont know?, it was already converted to dvd format? in win dvd.. Anyway i'm gonna waste another disk burning that, then if it fails (im sceptical) time to learn how to extract audio etc .
