Conveyancing definition of nearby

Hi,

as it's late and I can't call my conveyancor, would 2km be classified as nearby and revevant to a property sale? I'm just filing in the forms for the sale of my flat and it seems a little vague.

Depends what it is that is nearby - given you're asking is it something a bit dodgy? If it is - it'll be picked up in the search anyway. i.e. a tip, graveyard or similar would be contaminated land.

Generally if someone buys your flat they'd know the area too...
 
Nothing dodgy at all lol. Bristol Rovers want to build a football stadium 2km from us but they have not formally applied for anything.
 
Well that doesn't exist then...I wouldn't point out something that is currently a pipedream. Football stadiums are hard to get planning for...not to mention they cost a fortune!

Is this the CPSE you're filling in?

That's the thing, it's a pre pre planning application. Not sure what a CPSE is but my forms say TA6 and TA7.
