Based on a no purchase no fee quotation from a recommended solicitor I was quoted:

Solicitors fee: £595 + VAT (£714)
Land Registry Fee: £280
Local Search: £100
Bankruptcy Search Fee: £10
Bank Transfer Fee: £43.20 inc VAT
Landlord Fee: between £25 - £100

~£1200 Total

Do these figures seem about right for buying a leasehold apartment?

Total looks good, leasehold properties cost more. I paid £1,300 ish (excluding stamp duty) for my conveyancer (who was a proper solicitor)

Best to go with someone who comes highly recommended. Conveyancing is not an area to skimp on, especially with the potential complexities of a leasehold. My one was def worth it, replied quickly, very good at chasing etc

Hi,
I've just settled up with my solicitors. There fees were:
Conveyancing: £245
Telegraphic admin fee: £30
Electronic ID check: £7.50
Mortgage admin fee: £50
SDLT form completion fee: £50
Land regsitry registration: £200
Land registry search and bankrupcy fees: £6
Local authority and drainage search: £161.14

Add VAT on and it comes to £900.

FYI, house was £162K. But that was a freehold house purchase so I guess yours is reasonable.

get a couple of other quotes for the same details and compare. If it comes recommended and isn't way more than the average go for it.

I paid around £950 for the sale of our place and the following for the purchase:

Outlays -

legal fees of £700 plus vat
Recording dues of disposition - £240.00 -
Recording dues of Standard Security - £60.

Unfortunately new build transactions do not provide searches so there will be a charge for searches of £48.00 and £50.00.

Payment requires to be made by telegraphic transfer and this costs £36.00.

Total: £1134 + VAT (This was for a new build purchase)

So your quotation sounds about right although your bank transfer fee seems slightly high but I believe this varies by which bank your solicitor uses. Phoning about you can normally get cheaper but cheaper doesn't always equal best, particularly with what will be one of the biggest purchases you'll ever make with a million things that could go wrong.

looking at other peoples costs from different counties isn't likely to help, the local authority costs can vary quite a lot between different authorities.
No quotes I had for the purchase of my house went over £600, ok it was 2 years ago but the only real increase is that land registry costs are now £50 more.

Try getting some quotes at ReallyMoving (http://www.reallymoving.com/). This is where I found my solcitor. They rating function with returned quotes is very useful. I'm down near Cambridge and they are actually in Birkenhead. You don't need someone local as long as they are good (which mine are) and they were certainly cheaper than anywhere local to me.

Good luck.

Am I right in thinking that all the associated costs should be the same, and that the only cost that differs is the solicitors fee?
