dpending where you live average would be 65k but it also depends exactly what you want doing in it and multiple other things ask a company to come out and do you an estimate wich should be free of charge

suffolk, I will be doing the footings/groundwork with my old man so will need the shell and roof, plaster work done all else will be done with people I know.

Don't forget to allow for professional fees; I think that sort of size is going to need planning permission, building regs approval and inspection so you are going to need a contractor/architect to organise and input from engineers (structural, infrastructure). I'd allow for £5k for the engineering; could be more or less depending on how complicated the extension is.
