I appreciate its difficult to give a price without seeing the place but could somebody provide a ball park figure for fitting a sub meter to a small 2 story office? Its basically the same as a terraced house to get an idea of size. Built within the last 25 years so the wiring so be fairly modern and not been tampered with too much.

If you can list the Consumer unit circuit schedule we could give you an idea of what needs doing.

Ive only viewed the property intitally but going back to have another look next week. Do I just need to write a list of what is connected to the consumer unit? Ie downstairs sockets, downstairs lights, toilet lights etc?

You can get check meters that clamp around the wiring. Pretty much like a smart meter.

A quick search returns this sort of thing? I guess it will depend on how its wired as to how many of those I would need though?

Yes exactly this, If all the circuits are split between floors it is a lot easier to split out for metering.

i.e.

1) Ground Floor Sockets
2) 1st Floor Sockets
3) Ground floor lighting
4)..........

If it is wired this way you could remove the existing upstairs circuits from the existing CU, connect in to a new CU, The new CU could be fed from the existing CU on a 63A MCB, discrimination permitting etc. with CT's placed on the supplying cable for metering.

Pretty straight forward.

Thanks, I will report back once Ive seen the consumer unit.

What does CT stand for out of interest?
