Hey all, we recently moved into a new home on Friday but have discovered that the boiler isn't working and is faulty (had a plumber round to confirm this). We have looked at our fixtures and fittings from the vendor and it states that the boiler is in working order but hasn't been serviced since 2011. I am unable to get any surveys we had done as they are on my pc which I'm unable to get too.

Are we responsible for the cost of getting this fixed? I feel like we possibly are but thought I'd post up a thread to see if anyone has any experience in this? We are going to contact our solicitor tomorrow but I know we have some clever peeps here lol.

Whatever happens make sure you record with yours and their solicitor.

Did the boiler engineer write a report. If not get him to write one.

I suspect you'll have to give the seller a chance to repair it before you go all out.

What is the specific fault?
 
When you had the plumber round to confirm it was faulty did he was he not able to give you an idea of repair cost? I'd imagine by the time your solicitor has exchanged a few letters you could buy a whole plumbers merchants worth of new boilers for what he will charge you. Think it's a case of welcome to the world of home ownership, stuff breaks, you fix it.
 
Hi thanks for replies. The control panel is broken. Some valve and a leaky tank. Immersion had danger written on it which was covered up. I think it probably will fall on us as we should have checked it better but wasn't sure totally as they stated on fixtures thingy that it was working etc. Can get a report easily and will be defo going through our solicitors etc in case we are able to get them to pay. Plumber said anything from £500+ which I know is not a lot of money but when you have new furniture etc it all adds up :)

Yeah deffo go thru solictors mate, if the report said it was working and it's not they could just say "it was working" however if they've intentionally covered up warning signs I think thats a bit differemt

My non-professional opinion:

If the boiler was stated as working but found to be faulty on the day of completion then you would have comeback. Approach your solicitor on the day of completion.

If the boiler was not reported as faulty on the day of completion then you'll probably find it tough proving the boiler didn't fail the next day (and was working at completion). The legal bill would probably be higher than fixing the boiler itself.

EDIT: Just realised some signs were covered up. Probably worth chasing it then. But legal costs would still probably be high.
 
Had this happen to me, took their word for it turned out it hadnt been and was leaking carbon monoxide.

You buy a House as seen as far as I am aware it is down to you to get the relevant checks completed prior to getting said house
 
Our solicitor thought it would be good to chase up on but looking at the costs vs rewards vs how much effort, I think you guys were right it's probably not worth it. In the end I just ended up shelling for a whole new boiler so I know it's safe and will work. Being put in 2m/fri
