CPU, MB and ram

Need some help on what would be the best way to go with upgrading my CPU, MB and ram.
Current setup is an i5 9400, 12gb ram and a 1080 GTX and it's showing signs of struggling.

I don't have a massive amount of money so generally don't buy the top end stuff but buy what I can afford and drop in a better CPU later down the line, so something that might be around for a while, and I will upgrade the gfx card at a later date.
I game on a 1080 monitor, I have a Corsair 850w psu and enough hard drives so just the mainboard, cpu and ram needed for now.

Thanks guys, gives me something to look at and do a bit of research.
Long term, do you think AM5 is the way to go?
Newer ram, more headroom for CPU upgrades etc.
I've not kept an eye on the hardware side of things for years, kids and life gets in the way
 
Update, I've been given a MSI MPG B550 gaming plus motherboard foc.

I've had a quick look and could get a 5600x and 32gb of ram for around £200 and it would be a massive upgrade.
Downside would be you can't drop much in better than it.

Worth going this way over a cheap AM5 setup?
