CPU temp Easytune crazyness

Been trying to find a reliable cpu temp program as Easytune is obviously wrong.

Says these temps,

Idle
System 40 c
CPU 21 C

Besides the fact thats almost impossible unless I've got my cpu coming out the back end of a freezer in my kitchen. System is no where near 40 just feeling the exhaust barely warm so its just whacked how would I overclock it if I cant get a good accurate temp....

Im using a Zalman 9700 led cooler I dont think its that good >< if people are getting 40 c at stock with other coolers.

I tried Speedfan and it reports the cores as 25 27 23 25 at idle but the 12v voltage it reports are bizare even in easytune they are strange gives a reading of 1.15v for the 12v line and -16 for -12v ><.

Any ideas ? I'm using Vista 64 bit btw and its a Q6600 on a gigabyte GA-P35C-DS3R mboard.

Appreciate the help but dont think i wanna mess with those sorta settings.

I used a combination of SpeedFan 4.32 and Sisoft Sandra Max temp was 42 on Speedfan after a burn in test so I guess it could be correct.

Im not 100% sure but i think my motherboard automatically under clocks the cpu when not in use so this could by why the temps go so low, what you think ?
 
No idea how much Easytunes reading is off by so I added an offset of 15 as safety measure and idle comes out at about 40c and load about 58c in Speedfan.

Q6600 max temp is about 65c isnt it ? anyone got any ideas why the reading are so inacurate on the mboard cant really get a judge on the heat sync is doing its job lol let alone overclock ><.
