cpu temp. problems????

So it goes like this, building my friend a PC, we buy parts, put parts together and everything works, right? well.. no. See once i had everything together the first thing to do was head to BIOS and check everything looked ok. volts and everything seemed all good everything basically set to default for the first proper boot then i thought i better check the temps of the cpu etc. well i went to see what the temps were and they were reading 35 which was acceptable with the stock HSF but then about half a second after entering the temp monitoring area of BIOS the cpu temp jumps all the way to 103. Being very worried i shut the machine down check everything is seated properly etc. etc. and reboot. heading to bios again to check the temp and the same thing again i get the correct temp for like tenth of a second then it jumps to 103. ignoring this as i was sure it was all fine i booted to windows and ran coretemp which sure enough gave me reading of between 30 and 35. Confused i just ignored it as the PC worked and i had no idea what the problem was. have now overclocked the cpu and has been primed stable and been running fine for ages but still the temps read wrong meaning that after upgrading the HSF the fan runs at max speed all the time which is very very annoying :( has anyone got any ideas? i have tried updating the bios to latest version and nothing.

BTW the spec of the machine:
Intel Core 2 Duo E8500 E0
GeIL 4GB (2x2GB) PC2-6400 Black Dragon
Abit IX38 QuadGT Intel X38
BFG 8800GT OC2

but surely if the motherboard was correct with the temps the cpu would've fried by now? it's overclocked to 3.8 and is stable. Maybe the motherboard is screwy?

ok so downloaded and ran Real Temp and this is what i got:
