CPU Upgrade Help.

My Specs:
Intel(R) Core(TM) i5-2400 CPU @ 3.10GHz
NVIDIA GeForce GTX 960
Memory 8.2 GB

I'm looking to upgrade my CPU as it's not good enough to run Witcher 3 and MGSV. I know my graphics card is at least capable to run Witcher 3 on medium in some parts however my current CPU is always at 100% usage so I have everything on low with unstable FPS. I'm wondering if its possible to simply upgrade to a good enough CPU for this without upgrading any other component.

Does anyone have a good recommendation for this?

Please ask if I need to provide more specs

Looks like a Z68 chipset? Strikes me a second hand 2600K or 3770K would drop right into that motherboard and give you overclocking and hyperthreading, and leave you some change
