Damage to property: where do we stand?

How on earth did you get £30k off the asking price? What sort of house value are we talking here? Surely must be in the £500k region?

We viewed it, and The agents called the next day asking for feedback. I said we were very interested, but that the offer we would be prepared to put in would be 30k less than the asking price.

They called back the next day and said the vendor is very keen to sell, and if we offered 5k more they would accept. But they also said there were 4 viewings booked for over the weekend, and that he would let them view it regard;ess of our offer. We said that we were in a good position as were ready to proceed, and that we didn't thin it was worth another 5k. The agents then asked if we "could" go to 5k more. we said we could but we werent prepared to, so we would walk away.

Few days later they called me and said that if we put in the offer I originally said that they would accept and would not allow any other viewings.
 
You made an offer. It was accepted. This was 30 grand under the asking price. And now you want more??? Be prepared to be told to sling it. In this market the agent will just resell it and probably for more.

A house is only worth what someone is prepared to pay.
 
Go and ask for a viewing again, it's normal to have extra viewings before contracts are exchanged.
Then bring it up afterwards and renegotiate.

Yep, just this. Feel free to be honest too about why you're viewing again and the circumstances that brought it about.

The OP put an offer in knowing that it had a flat roof. Now it might be damaged, so go and look at it again. If it is damaged then it is hardly the end of the world in the grand scheme of things - a grand or so would replace the roof and boarding underneath, depending on how large the surface area.

So many uninformed keyboard negotiators here.
 
we drove past again this evening, and the ceiling appears to have been fixed. we have a viewing on thursday evening anyway. (mother in law wants to see the house)

We did the same. Was on the market for 210, we weren't in a rush but liked the house so offered 180k. They said 185k which suprised us as we were expecting to go swivel as other houses in the same street were going for over 200. Offered 182 and no more and they took it.

Turns out they were on the verge of being repo'd :p
