Damp! Looking for advice on which tradesman to call

Hi,

I have a rental property which the current tenants moved in to August 2015 (approx 5 months).

I personally lived in the house for 5 years before this and never had any problems.

They have brought to my attention 4 areas of damp:

Kitchen: above patio doors where lining paper has discoloured and now started to come off (end terrace outside wall)

Kitchen: opposite to patio doors where areas of paint coming off from bottom of wall and black patch developing above

Both kitchen areas don't seem to be getting worse atm

Living room: damp patch and black mould developing: only happened within last month and looks wet/ more worrying. This is next to window but inside recess wall of window is fine? This is near external corner

Bedroom: another damp patch no black mould but again looks visibly wet. This wall is directly above living room wall and same direction of wall also ? Is this from bathroom waste pipe in corner/ roof?

Just looking for advice on which type of tradesman to call to properly diagnose the cause of damp and rectify. I can do the re-decoration myself. Thanks
 
By the looks of the photos and my previous dealings it looks like cavity tray or even if it has one I couldn't say. Check the guttering is all working and have a look at the state of the pointing.

You probably could do with employing a Building Surveyor to write an independent report rather than a tradesman.

Thank you for the advice

Am more interested in fixing the cause and preventing it happening again rather than paying for a formal report.

Should I call a general property maintenance company/ roofer/ damp proofing company etc? Thanks
 
A decent surveyor will be able to give you an exact cause, remedial works and any preventative measures. You might get stuck in a loop of repairs and minor works that never really solve the problem.
