Double Glazing window leak

Hi all,

Just a quick question as struggling to find some answers. We had double glazing fitted in our house about 18 years ago and one of the windows has began to leak a little tonight as its been raining.

Its a small window with an oblong opening window at the top and a larger square opening windows below it.

The leak is coming in from the top of the square window and dripping down onto the windowsill below it and dribbling down the inside of the window itself.

Does anyone know the best way to get this fixed and also to have the other windows checked?

I assume over time the seals on the insides of the windows where they clamp closed when the window is shut to the frame wear out or perish over time? Is it possible to have these replaced somehow?

Sorry if this is a daft question, its the first time its ever happened.
 
You can buy replacement seals on the bay.they come in different sizes and shapes but you can buy a sample pack to get the right type :)
or you could find a local `window doctor`repair person
 
It may be worth looking at the frame from the outside. It could be the sealant between the frame and brickwork is no longer sealed. If the rain was very heavy or coming down sideways then these types of leak can become apparent.

If it is this problem it is a quick fix to remove the old sealant and refill it.

Where exactly is the water coming in? from between the opener and the frame or the frame and the glass? Sounds like it could be the seals need replacing, but it could also be that the drainage holes are blocked.

Not sure if they will look the same on an 18 year old pvc window, but there should be some drainage holes somewhere. Make sure they are clear and not filled with gunk. Also remove the drain plugs on the outside to make sure they're clear as well.

If its coming in between the opener and frame or the glass it wont be the external sealant between the brick and frame. The sings the sealant has perished would be damp patches on the plaster.

Hi, thank you. Yes there are drainage holes, I shall take a look and make sure they are not blocked at the same time as checking the seals which I intend to do in the next couple of days.

Definitely no damp patches on the plaster but will eyeball the sealant around the windows anyway as I will have the ladder out.
