Dual Network options for shared home..

My parents want to look at renting out two of there rooms in there home to students but wasn't sure what options they can do with the Internet as my father needs a good reliable network for his business he does a home. But the students often rinse the bandwidth with torrents etc..so wanted something that could cap network traffic to certain pc / ports etc.

I have seen some routers that support dual wireless networks which would be ideal however their house is made of lead and any wireless connections seem to drop out n any other rooms.. So currently use power line adapters for upstairs and wireless for laptops and phones downstairs near the router.

And finally it needs to be very reliable as I am generally the only one able to adjust fix any issues but never home to do it for them.

Just wondered what options I have?
 
You don't want students on the same subnet as a business for security concerns. I also wouldn't rely on qos to keep everyone happy. I'd go for complete seperation and buy a second line (either for the business or the students).
 
Only trouble is I don't think virgin media will let you have 2lines ? And there s no BT line option in there location...

Is there a way to split the line completely at the router and not allow inter network traffic communication? I trust the students from a security pov but can't ave there torrents taking the network down.
 
Some of the Vigor routers could do what you want. They support port based VLANs which would allow you to split the network. They also support rate limiting so you could limit the bandwidth available to each connection. IIRC the rate limiting can be set for different times of the day.
 
A second broadband connection may be possible to the same house. I would post this query on the Virgin forums - they should be able to guide you on this.
