East Facing Balcony

I'm considering putting an offer in for a nice top floor 2 bedroom apartment near where I already live. Coming from a small, but lovely, 1 bedroom place this will be a decent upgrade. It has a large balcony too, big enough for a table and chairs, but the only possible downside is that it is east facing.

At first, I saw little issue in this. It gets the sun in morning and right up to about 1-2ish in current period of the year. However, obviously in the eve the sun is out of the question. A friend of mine said he'd rule it out for this reason alone as it's just not desirable. But I'm not so sure. Of course, sun in the eve would be nice (when it's not cloudy) but lots to be said for sun in morning and early afternoon too. Can catch the rays then go about my day. The view to the north isn't bad either, nice distant woodlands and hills.

What do people think?

Well I guess on my days off or when working from home sitting out there in the morning and early afternoon would be great. So it would be fine. The bedrooms have west facing windows too so there's always chance of getting sun there too in early eve if I put a PC desk there.

I can still sit out there in the eve and catch the cool eve breeze.

And that's a good point about the heat. All of this barely factors in during most times of the year anyway. Guess just when the sun is out it gets you thinking.

Exactly right? Like I say, East facing sounds fine to me (def not a case of ruling something out because balcony doesn't face West). If it faced North then I'd get why that would put many off because they can get little to no sun. But even then, am sure it can be nice still.
