Hey just curious if there's any estate agents on here, Im really wanting to become one one day and wondering where and how ya started.
 
Stinky is one iirc, though hes having a nightmare with the company he works for.

i think hes on a rubbish basic but half decent commision, however, its worth noting the seriously low amount of mortgage approvals and sales in the last few months. I dont think its a good time to be getting into that industry my self.
 
i've just left quite a large (local) estate agents, wasnt working in estates, in IT but saw everyone in the business and day to day goings on.
as said now's pretty much the worst time to try, once you got a job you'd be struggling to make anything above basic.
in a better climate though, if you're a good salesman then it's a "good" job, it depends what sort of estate agent you work for, and whether you want to be an estate agent or a negotiator (booking houses on to sell, or doing the selling), but you'll normally be on a fairly low basic with commission which will probably be linked to quite a hard target but are usually pretty much uncapped beyond there, so the better you are the more you'll make

I've never been an estate agent but I've previously held a similar sales role and really didn't like it. I've got no problem closing deals but I do have fairly strong ethics and so these sorts of jobs are not for me personally.

Estate agents, stockbrokers, recruitment consultants all pretty much share the same core skillset and it is very possible to make a very good income in any of those areas if you're good at what you do.

An easy way to get an indication of whether you'll have half a chance in sales is to just pick up a crappy tele sales position - if you find you're good with people and can close deals then go for it - if however you're struggling there then it probably isn't worth becoming an estate agent.

I'd agree with this, while not all estate agents/salesmen are morally corrupt, it is a knack you've either got or you havent, and it does transfer very well between wildly different industries, mobile phone shops - > estate agents for instance
 
thought u just had to work in an estate agents doing admin kinda stuff then in the future they ask if you want to be trained up as one?
 
I did work full-time in an Estate Agents for 6 months or so, but decided that it wasn't really a job that suited me. I still work there on weekends and do training during the week for another career.
I got into it because it was an easy option for me I guess. The job itself it fairly straightforward and you would eventually settle into your own way of doing things. It does take tiem to be really good at it. I think the main problem I had with it was I don't really like pushing people into things too much, so I was never going to get on that well with it. If you have the right personality you'll go far though.
I went straight in as a full agent, no admin or any of that stuff. Also you need to have a lot of patience once you realise how full of idiots the general populace is :p

I started when i was 17 as a junior neg working only saturdays, just to get into it while i was still at college, eventually taking up wednesdays as well.

started full time in at 18 and been here for 2 years now. When i first started it was great, appointments all the time, meeting new people seeing new places etc. but obviously the market was strong then, therefore the job was great. Like all jobs you have to take rough with the smooth! and at the moment its rought.

but in reply to people saying this is not a good time to get into it, i think your wrong. If you are looking at join as a full time senior neg (valuations as well as sales appointments) its the ideal time to get into it. You have longer to get into the roll while its quiet, learn the market in your area, and also to relise the value of property in your area. Being a senior neg you will be required to do market apprisals, and obvioulsy you dont really want to be chucked into this whilst its really busy!

but saying that, there are not many agents looking to recuit at the moment, if you find one, i would say go for it. yes you will be bored in this market, but at least then once it picks up again you will be full trained up and know how the job works.

everyone has there own selling technique, mine is a lot more laid back than what people think estate agents are like. once i get inside the house, i dont jump in with buy it buy it buy it, i tend to keep quiet walk them around pointing out obvious things and wait for them to question me. once there questions are running low, i jump in with recomendations of what they could do to sort out what they dont like! also find out abit more about the person, there situation, exactly what they are looking for (if they have called up to book in the viewing chance are they havent told you everything you need to know) finally see if there is anything else you can think of to cross sell then (get them around another property)

i cant stand estate agents that are pushy! this is why i am the way i am, i like to come accross as the nice guy. and the feedback i get with it is great. and really makes me happy.

Paywise, i started out with rubbish salery and flat rate commision, this soon changed to a rubbish salary but great commision. It is very commision based, and with the market the way it is it does make it tough. but when the market is good (start of last year) i was making a lot of money ;)
