Every Unreal Engine game lagging?

Basically, reformatted my computer about a month ago.

Went to play Tribes beta about two weeks ago, unbearable FPS lag, thought okay maybe its just this beta for my hardware.

Went to play Tera Beta last weekend, couldn't even get into the game, was lagging from the cut scenes at the start and just the menu.

Just bought Mass Effect and got the exact same issue as I have on Tera, decided to look up what these games have in common and it is the Unreal Engine.

Tested out Batman AA, Red Orchestra and Bioshock 2 and all seem to have the same issue in some shape or form.

Does anyone know a solution to this or even had this issue, bloody infuriating.

Of course happily playing TF2/SW TOR/SC2 not a single issue, it is Unreal games without a doubt I think.

The latest release is the UE3, designed for Microsoft's DirectX 9 (for Windows and Xbox 360), DirectX 10 and 11 (for Windows Vista and later), OpenGL for Mac OS X, PlayStation 3, iOS, Android, and Stage 3D for Adobe Flash Player 11.

Have you got all the latest Windows updates, DirectX and graphics drivers installed?

I'd assume all DirectX updates are done through steam, and yeah windows and graphics drivers are up to date.

EDIT: Turns out it was MSI Afterburner

do you have vsync forced in drivers, or on in the games? if so, disable it.

It was afterburner, I'm not sure if you can force it through that but I've uninstalled it and got latest beta to see how it runs.
