Fault identification help needed

So this is a bit of a random one. I have been running for a while a home server with ESXi 5 and a couple of guest OS's (WHS 2011, Win 7 and more recently Server 2012 Essentials).

The hardware I have been using is as follows:

960T unlocked to x6 @3ghz
4gb OCZ stuff (only 4 I know but it has been fine)
GA-MA770T-UD3P
1 x 1TB Samsung
2 x 2TB Segate (RAID1)

Now I recently decide to create a new guest OS to run as a dev server for some testing I wanted to do on dnla media servers and I was not able to install an OS, 2012 essentials - the installation would take forever and when it finally finished the server would not boot. First thoughts was the issue resided with ESXi so I decided to ditch it (most of the VM's were off as I only have on or 2 that I run all the time) and do a installation on local HDD.

This has not gone well, 2012 essentials wont install and what I am getting now is a blue screen with an IRQ_NOT_LESS_OR_EQUAL_TO message right after I select the installation drive, the installation also takes forever.

So things I have tried:
1) locked the extra cores so it is back to a stock 960T - same issue.
2) swapped the RAM out with some from my Gaming machine - same issue.
3) installed a spare SSD and disconnected all other drives - same issue.

so to me it looks like something to do with the SATA controller on the mobo, or potentially a CPU issue, does anyone have any better suggestions?
