Hi all,

Have a problem whereby our hot water pipes have started vibrating and the hot tap downstairs starts dripping when this happens. If we run the hot tap for a while, it stops. The hot water is also extremely hot.

You think our immersion heater could be faulty, causing a build up of pressure?

switch off the isolator, take the top off the immersion heater, thermostat is in there.

However it sounds like it has failed. This is a dangerous situation and you must not use the immersion heater until its sorted

Most likely the rod thermostat has failed.
Switch off electric, take top off immersion heater you will a thermostat, red, black or blue usually, it that which has failed, only about £7 to replace.
If your confident with electrics, it's easy to replace , BUT note position of wires, you need to remove to know it's length, they vary from 7", 11", 18"or so.

Temperture should be set at 60 - 65degrees, I usually do 65, but some people set them at 72 degrees.
