First Ever Post.... is i7 worth it?

This is my first post/thread so I apologise if this is in the wrong place etc.
I'm 15 years old and I'm nearly about to start my first ever build. This site seems to have the best advice and help, so I thought I'd come here :) My PC will mostly be used for heavy gaming, and also a bit of 3d rendering / game production. I was going to buy the 3770k and over clock, however I read somewhere that most games and programs don't yet make use of the i7s full power and/or hyperthreading. Do you think I should just go for an over clocked i5, or do I really need an i7?
Sorry for the long question but any help/advice would be GREATLY appreciated.
I'm on a budget to so I don't wanna screw up and have to rebuy/upgrade in a year or so.

What's your budget for the entire rig? ;) Because if you have the spare cash I don't see why not spend it on the i7 for your uses but if the cost could be spent elsewhere I'd definitely spend it elsewhere on something like better PSU/Motherboard etc.
