Flat lease query

Signed a new 12 year extension for a flat I'm residing in back in October, from the 1st Nov. However today I received an email from the letting agency saying the LL wants to start a new 12 month contract from 1st January.

I'm wondering if theres anything I need to watch out for here? Am I in my rights to refuse this change without risking the tenancy?

I know is only two months different but it means I'm tying myself down for another 2 months seemingly unnecessarily.
 
Oh right yea, I meant 12 month :p

I've asked why, it just seems a bit odd to change. 2 months seems really minor for a completely new contract.

I will scrutinize the contracts carefully.
 
Yup and seemingly no reason for you to do so - stay for the 12 months on your current tenancy and look our for any S21 notices.
 
Seems strange to do that but as long as the terms haven't changed and you like the place than you may as well agree to it. If however they changed terms I would not sign it, unless it benefits you.

Oh and make sure they don't charge you admin fee for this. :)

Good shout. I did get charged a renewal fee for admin back in October so I wouldn't want to have to pay that again because the LL wants to change something. Thanks for pointing that out!
