Framerate issue, Crysis (please read).

So yeah, the title basically. I started playing Crysis the other day, bought it from Steam, downloaded fine, files were 100% verified. Got to the Recovery level where you have to infiltrate the huge base surrounded by barbed wire and mines to get into the school building to rescue the researcher. The game up to this point was running really nice, got all the settings cranked up, playing at a consistent 60 frames with drops to 50 now and again. So I get inside the base, near the school building, got killed, so I let the game load up the last checkpoint to see where it saved. Satisfied, I exit the game.

I boot the game up later, load the save file, and all of a sudden, the same part of the game that was running nicely before is now running at 40/50 frames per second, but constantly (as in, ever 2/3 seconds or so) dropping to 25/30 frames. It's a mess. I've installed the game at least 5 times now after having deleted all the files for the game, and starting fresh, but I get the same thing every time.

When I load up a save file, the game just gets completely bogged down somehow.

However, determine to push on earlier even with the bad framerates, I got inside the school building, spoke to the researcher, then you're given a new objective to destroy the incoming tanks. I do that, and it's like the game locks up. I'm not told I've completed an objective, there's no indication on where I should go. I go back in the room with the researcher, she doesn't react, and speak etc. It's like that whole section of the game just locks up, or just wants to give me problems.

Any ideas on what this could be caused by, or how I might fix this problem? Cheers.
 
First things first, start a new saved game. See if this sorts the issue. If so, accept it might be a corrupt save?

Some sort of previous artifact that might be eating up the games resources possibly?

I got the 'don't know where to go' bug when I played through it as well, what I did was to find a walkthrough so that the game could 'catch up' with me when I reached the next objective point.

Could it consistently be corrupting files though, cause literally every time I've reinstalled the game, I get this issue.

Another thing I thought it might be is a stupid mate of mine tried installing a 'Maximum Immersion Mod,' and he bodged it. There was no change to the visuals, but the performance took a hit just like I'm getting now.

Now before I do a clean install, I delete the Crysis folder in the Steam directory, and the Crysis folder in My Documents, but is there a chance that there could still be a file from that mod lingering somewhere that's causing this? And if so, where do you suggest I look for it?

Also, I checked my console, and I've been told this is normal, but I get this kinda stuff pop up:

I'll redo the section tomorrow and see if it moves on. If not, I'll try this out. For a game that's as old as Crysis is now, you'd expect something like that to be fixed.
