Furnished Accomodation, standard of furniture

Hey guys,

I've recently moved into furnished accomodation, and before moving in I checked the standard of the furniture before moving in, namely the bed.

The QUALITY of the bed was good, it was just worn out.....the letting agency said it's fine they'll replace it.

Fast forward to last night, and a bed shop has delivered a replacement bed on behalf of the letting agency.

Problem is, it's of nowhere near the standard of the other bed....it's a fair bit smaller (good half a foot in each dimension) and the mattress is that bad that you can already feel the springs coming through it! Not acceptable, i've only slept on it for one night and my back is absolutely killing me. I'm a fairly big bloke and it's too short as well.

Where do you think I'd stand? Basically if the bed had been this crap in the first place I wouldn't have taken the letting, so it's not as advertised in essence?

Unfortunately the letting agency aren't open today, so I can't take it up with them, but it's actually half tempting to just go and buy a decent bed and either bill them for it or reduce my rent accordingly, but know that this would cause problems ++

Did you really think they would supply a good bed?

A good bed and mattress is very costly.

Either ask them to take it back and supply you with a good standard one or buy your own.
 
i expected the same standard as was already in place, just new teaboy5.....the rest of the house (it's a shared house) has the same bed as I had, mine was just broken.....so yea i expected a half decent bed
 
Yeah i understand. But at the moment i cant see them spending good money on a bed. Just give them a call and explain to them that the bed is causing you prroblems and let you would like the same model as you have.

Explain that to them in a nice way, as shouting will get you no were.

If you want something doing right (or in this case buying right) then do it yourself.

They are a Letting Agent and are thus scum.

Push for a bed of the same quality and size. You are supposed to keep everything in the same condition at the beginning of the tennancy compared to the end so push for them to do the same. But unfortunately it depends on the contract, and i very much doubt there are any bed specific clauses in there.

Go for the same size/model/quality as the one before.
 
I moved into a new build last August and it was furnished. I'm 99% sure that the letting company used a supplier of B-Grade furniture because every single piece had some form of damage to it. It was only minor cosmetic damage but it was clear that the furniture was not 'new'. They did offer a replacement for the glass table which had a chipped edge and a piece of meal missing but the replacement was a far cheaper alternative so I asked them to leave it.
 
Just keep complaining to them until they put it right. They'll do whatever is least hassle and cheapest, by complaining you'll make that option a decent bed.
 
Did you sign off on an inventory before you moved in? Then surely they have to replace like for like? Unless I guess it's just listed as 'bed'.
 
Supply your own bed base unit - Ikea are a good bet and I simply can't imagine choosing to sleep for any length of time on someone else's mattress - a good night's sleep is just TOO important ;)

if id taken the tenancy on an unfurnished basis then fair enough, but why should i pay "extra" for furnishings based on what i was presented on viewing to then have to buy my own stuff? It's bull****
 
The furnishings present at the time you signed the lease were representative of the quality you should expect. Replacing it with a shoddy version isn't acceptable. Don't take no for an answer - technically, they've circumvented the original presentation to pass off a cheaper option, like you ordering a 24" HD monitor and getting a 17" TFT instead. My dad never had this problem when he was letting properties, but then he was an honest landlord.
