G-Sync | 2nd Monitor enabled = Terrible FPS

So on my old PC, ran a 2nd monitor enabled 99% of the time.

New PC:
Asus Hero VIII
i7 6700K
GTX 980Ti
Asus XB270HU (G-Sync)
Other non-G-Sync monitor and standard TV

With Main monitor via DP Cable
Other Monitor with DP -> HDMI Cable
Or TV with HDMI cable (From HDMI Port)

G-Sync Enabled
With either monitor OR TV enabled, the FPS in games is 2~20 FPS.
Only single monitor used, 60~250 FPS.
Repeatable, all games and Firestrike etc

Have set nVida CP to Single Display Performance mode, uninstalled GE Force Experience, Disabled Transparency.
Nothing seems to make a difference.

Disable G-Sync = All works perfectly.

Is there anything I can do to get G-Sync enabled on main display, with a 2nd monitor (non-G-Sync) enabled?
 
If you disable the second screen through the desktop controls does it help? It sounds like Gsync is trying to match both screens and failing miserably.

Yep - G-Sync monitor is the Primary. Always has been.
One screen = All is good.
2 Screens, G-Sync off, all is good.

G-Sync on and another monitor active... Unplayable.

Can get around it for now (Wife can watch iPlayer or a film whilst I game for example) but would like to get G-Sync working properly.

Will have another hunt online today - Spoke to a colleague in work, he just leaves G-Sync disabled...

It is a strange one, Mine just worked. I will have a look through my settings later and see if I can see anything but I do not remember having to change settings!
 
Well, bit of digging and found on a forum link, changed this from Display to GPU on the alternate monitors:

All working as expected! G-Sync enabled, 2nd monitor live... 120FPS in game.
