Gaming build under £700

Hi all, I am tasked to spec a PC for a friend who wants the absolute best gaming performance for around this money.

I was thinking along the lines of i3 or i5 skylake, 8gb or 16gb ram is could stretch, 128gb ssd, 1-2 tb and possibly 970 if funds allow. KB, mouse, monitor and OS not needed.

Ideally it would be a living room build so something not so noisy and reasonably cool would be handy.

What would you suggest?

For gaming I would recommend the i5 however £700 is definitely going to be tight (Probably not possible) for a skylake i5, 8GB RAM, SSD, HDD and 970.

Also as for the PC are you building it yourself or buying pre built and if it's going in the living room what form factor are you wanting the build to be?
