Gaming PC - £950

Hi guys, my friend is looking to buy a gaming PC as he has been stuck with a crap laptop for the last few years, he has got the money now and is looking to buy. He doesn't have much technical knowledge with computer components so I have been helping him choosing the parts. He has a maximum budget of £950 and can't afford to go over budget, it would be better if he could be under budget. He needs all the computer components but also including windows, a monitor and a keyboard. He will also need a Wireless Network Card in the build. He has his heart set on the Bitfenix Neos Case and he would prefer to have Windows 8.1. I put together a list of parts of what I would suggest to get but I couldn't afford to get an SSD in the build without losing the i5 4690K. I will be building the PC for him and doing the overclocking as well. I will be providing him some extra fans for his case for free since I bought some more for my own build today. I was considering getting a non-modular PSU but he would like his build to be clean and have matching colours. Hopefully you guys can help out! I seen the freesync monitor and thought it would be a good buy, also is it true that I need a Display Port cable for it to work? Here's the build I put together:

Slight update he has decided to go for a Mini-ITX build since space is an issue, he decided to go for the Phanteks Enthoo Evolv ITX which looks aesthetically better and provides better cooling, since it's ITX we changed the motherboard and it will also save buying a wireless network card by having one built into the motherboard. Here is the build:

If you're going to buy an OS get windows 10, he can get used to it like everyone else. If you put 8 on there within a week its going to be begging him to do the free update which when he succumbs is equivalent to a nice game of russian roulette.

Do what you can do get the SSD in there at the build stage, saves having to do a fresh os install on it later or trying to clone the HDD onto it which if i remember correctly is a little hit and miss.

The only real saving i can see is get a 5 quid keyboard for now and upgrade that later.
 
That Phanteks cooler (or any 120mm+ air cooler) might be a problem because of the low CPU socket on the MSI Z97i. Could block the GPU slot. Although setting its orientation to vertical exhaust might work (I've only ever seen pics of 120mm air coolers used in that orientation on that board), instead of rear exhaust. Then again that cooler has two fans so more thickness. Would be interested in knowing how it goes for him.
 
If it has the same location as Z87i gaming ac restrictions for coolers pretty much limited me with either an air-cooled with 92mm fan or aio . And then the backplate of the antec 620 I reused got molded so it could fit. I found looking at images and videos on Google helpful to know which coolers could work.
