Gaming setup, 6 core 4.4ghz or 4 core 5ghz

Solely for playing games, and for right now, the 4 core.

Looking to the future, and for doing some 'professional' work, like editing/streaming, a 3.9 GHz R7 1700 paired with 3200-3600 DDR4.

6 cores have no place other than the cheaper option, which the AMD R5's will fill. Only someone with more money than sense would buy a 6-core Intel at current prices.
 
That at 5ghz is a damn fast chip for gaming. To see the benefits you need to pair it with at least a 1080 though. Below that and you won't see much difference between cpus. (Edit: scrolled up and saw you have 1080ti).

Games are getting more and more multi-threaded, so I would say this is a medium life cpu. Faster now, but slower in couple years possibly compared to higher core chips.

Also worth noting both current Intel motherboard platforms are dead-ends.

Other than the unconfirmed information that Z270 gets 6-core Coffeelake.
 
As title, what would you say is the better option.?
Paired with a 1080ti 2060/6000

If you do not game at 1080p with the GTX1080Ti, which I find mad, get a Ryzen 8 core CPU.
A 1700 @3.9/4Ghz with any motherboard supporting 3200+ ram, and stock cooler, is cheaper than the 7700K platform, is not dead end like both X99 and Z270, and will serve you for years to come, leaving you enough money to get good 3600/3866/4000+ RAM.
