Garage door maintenance?

Hi guys,

4 years ago I moved into a place with a double, remote controlled, up and over garage door - I've no idea when it was installed and while i've oiled the oily bits a few times Its defiantly not been 'maintained' for the last 6 - 10 years.

We use the door daily and its working fine at the moment, but i'm trying to work out if I should be getting someone out to maintain it on a semi regular basis.

Anyone have any experience?

Been in our place for just over a year although the house and therefore the garage door was built in 2012. We have a Hormann double electric door. All I've done to date is sprayed lithium grease into the tracks to ensure it's well lubricated.

Never even really considered if it requires servicing although like most large household items I imagine it should be done at some point as PPM.
 
Recently changed my double garage doors for rollers (which are brilliant).

The original electric up and overs were installed in 1998 and were still functioning perfectly. You can have the motor and tracks serviced although what’s actually involved im not sure.

A load of grease should sort everything out haha
 
Our manual has a large coiled torsional spring that has deteriorated over time (like what is in the vacuum cleaner cable recoil) which counterbalance the door weight -
if it's electrically powered then that could unknowingly be stressing the electric motor - perhaps they can do a health check by monitoring current demand.
haven't taken ours apart but spring with potential energy is pretty dangerous - there's an earlier thread somewhere.
 
I moved into my house in 2007. It has a double hormann electric up and over door. I believe it was installed in 2000 for the previous owner.

About 10 years ago the motor failed so I replaced it myself (very easy but not cheap). Before and after that all I have done is lubricate the chain and mechanism with silicone grease about once a year, the same as one of the above posters.
 
had my double up and over electric for nearly 35 years , replaced the remote system with a aftermarket rolling code about 10 years ago (needed 2 handsets due to son driving over one ) only ever greased the tracks.

had fun before changing to rolling code though..... i bought a cheap chinese kit with 4 handsets worked great until i realised it worked every time the next door used his gate controller and opened my door as well :) needless to say buy cheap buy twice:)
