Redo roof - changing rafter positions for better internal height and to allow main door replacement.
Add guttering
Replace main door and window
Redo floor

A couple of years ago I went through the process of transforming my concrete prefab garage from a leaky dank forgotten storage space to a usable space. This included replacing the old corrugated roof, supplying power, and freshening up the inside by painting the walls and floor.
Now this was a good first step, the garage is comfortably useable now but still has some issues.
The roof replacement needs to be redone, in part due to water seepage that is causing the roof to blow out in areas due to a low roof angle, and another reason is that the rafters in the garage hang quite low so raising the interior usable height would be nice. Another knock on effect of the low rafters is the old up and over door cannot be replaced with a roller door due to the placement of the first rafter fixed to the wall right where the door would need to attach. This would be tied in to guttering being put in place.
The rafters/roof/guttering is a task I am more then comfortable tackling.
The other task I want to tackle is where I am really seeking some advice. The floor needs to be redone, its a very tired old concrete floor, even though it got a lick of paint, that was done with not enough prep and a bit of a rush so its flaky, pitted, and uneven so needs replacing.
With the floor there is still some minimal water seeping in to the garage at ground level. well, the garage floor level probably sits about 1 inch below the external ground level along the sides, and being a prefab isn't perfectly sealed at the bottom of the walls. Even though I was very generous with sealer at the time of revamping, water always finds a way in. I did only seal it from the inside mind you so its very likely I missed bits.
Is it an option for me to actually consider having a new layer of floor done on top of whats there to tackle both issues at once ? A fresh floor and sealing out the water? Or would I be better off grinding down the old floor, and relaying to roughly the same height, and just being super liberal with sealing up from the outside?
